SmartyMoves provides end of tenancy cleaning across Manchester for tenants, landlords, and letting agents. The clean follows the checklist a deposit-back inspection expects, and if the landlord flags any item within 7 days, we return and re-clean it at no extra charge. How end of tenancy cleaning works
- Get a written quote Call 07482 053493 or fill in the quote form. Tell us property size, condition, whether the property will be empty, and whether carpets need cleaning. Julian confirms a written quote. No deposit.
- Confirm your date and check-out time Once you accept, we lock in the cleaning date. Ideally the clean is done after your furniture has been removed and before the check-out inspection — usually the same day or the day before.
- Cleaning day The crew arrives with all equipment and materials. The clean follows the deposit-back checklist — kitchen, bathrooms, bedrooms, living areas, and floors throughout.
- Checklist sign-off You inspect the property with the crew at the end of the clean. Any issues are addressed on the spot. You receive the signed checklist by email for your records.
- 7-day re-clean if needed If your landlord flags anything within 7 days of the clean, tell us and we return to re-clean it at no extra charge. This is included in the price, not an optional extra.

End of tenancy cleaning across Manchester
End of tenancy cleaning is available across Manchester and Trafford. Most of our end of tenancy bookings are in flats and houses where the tenant is moving out and the landlord or letting agent is about to inspect.
Chorlton
Period flats and Victorian terraces with older fixtures and fittings — kitchens and bathrooms take slightly longer because of the age of the surfaces. Advance booking is recommended.
Manchester City Centre
City centre apartments are usually modern and straightforward to clean. Lift access means the crew can work efficiently, and check-out times are often tight — book the cleaning before the inspection date.
Sale
Mix of 1930s semis and modern apartments. Family homes in Sale often need more time for kitchen and bathroom cleaning because of the number of rooms and bathrooms.

Will end of tenancy cleaning guarantee my deposit back?
No cleaning company can guarantee a deposit return — the decision rests with your landlord or letting agent. What we can do is clean to the standard that a deposit-back inspection expects, and re-clean any item that your landlord flags within 7 days of the initial clean at no extra charge.
What is included in an end of tenancy clean?
Standard end of tenancy cleaning includes the kitchen (hob, oven interior, extractor, cupboards inside and out, fridge and freezer interior, sink, worktops, tiles), bathrooms (toilet, bath, shower, tiles, grout, mirrors, extractor fan), bedrooms and living areas (skirting boards, doors, frames, windows inside, sills, radiators, cupboards inside), and floors throughout. Oven cleaning is included; carpet cleaning and external windows are add-ons.
Do you clean carpets as part of end of tenancy cleaning?
Carpet cleaning is available as an add-on, not included in the standard end of tenancy clean. Most landlords require carpets to be professionally cleaned, so if you have carpets, tell us when you request the quote and we will include it in the price.
How long does an end of tenancy clean take?
A 1-bedroom flat takes 2–3 hours. A 2-bedroom flat takes 3–4 hours. A 3-bedroom house takes 4–6 hours. A 4-bedroom house takes 5–8 hours. If the property has been lived in heavily, or has carpets or additional deep cleaning needed, it can take longer. We give a realistic time estimate when we quote.
